What URA says about serviced apartments

  • Serviced apartments must be let for lodging for at least 7 days. They are self-contained apartments with kitchens or kitchenettes, usually with support services.ura.gov.sg ↗
  • A serviced apartment development must be developed and/or managed under one ownership; strata subdivision (selling units separately) is not allowed.ura.gov.sg ↗
  • Short-term accommodation (stays under three consecutive months) in private residential properties is illegal; for shorter stays URA points visitors to hotels or serviced apartments (7-day minimum).ura.gov.sg ↗
  • Since 4 December 2023 URA also allows a long-stay type, Serviced Apartments II (SA2), which must be let for at least three months, like ordinary homes; existing serviced apartments keep the 7-day minimum.ura.gov.sg ↗
