Balam Road: contrasting HDB cohorts, flat models and registered resale prices

Balam Road contains 1,490 homes in 13 residential HDB blocks, according to official stock information checked on 20 October 2026, Singapore time. Eight blocks have a 1965 completion year, with one completed in 1984, one in 1994 and three in 1995. Recorded heights range from 10 to 20 storeys. The wide spread of building cohorts makes the exact block a useful first filter when comparing this street.
The sold inventory comprises 56 two-room, 915 three-room, 363 four-room and 155 five-room homes. One additional two-room rental unit at Block 32 brings the total to 1,490. Keeping that rental unit separate preserves the official stock distinction; neither the sold nor rental stock figures represent current availability. The larger four- and five-room layouts should also be compared within their own building and lease cohorts.
The complete October 2025–September 2026 resale window contains 38 Balam Road registrations. Twenty-three three-room sales had a median of S$315,000 and a S$280,000–S$350,000 range. Nine four-room sales had a median of S$780,000, within S$580,000–S$880,000, while five five-room sales had a median of S$942,000 and ranged from S$788,000 to S$1,070,000. The latter groups remain limited historical samples, rather than current valuation bands.
The remaining sale was a single 46 sq m Standard two-room flat at Block 32 in November 2025 for S$288,000, in the 1–3 storey band with a 1973 lease start. One sale cannot supply a dependable two-room median. All 23 three-room records were Standard flats of 57–60.3 sq m with 1967 or 1973 lease starts. The four-room sample mixed six Model A and three New Generation flats, with lease starts in 1985, 1996 or 1997; the five-room sample mixed four Improved and one Model A flat. Building completion, lease commencement and flat model therefore need separate checks.
Property.co records Mattar DT25 at a minimum straight-line separation of 394 m from Balam Road's residential blocks and Tai Seng CC11 at 427 m. These are Downtown Line and Circle Line stations respectively. The directory figures are map measurements, not walking distances, and can vary in practical usefulness with the exact block, station entrance and crossings. Check a real route before relying on either station for a routine journey.
Canossa Catholic Primary School confirms 1 Sallim Road as its current address and names Mattar as its nearest MRT station on its own contact page. This provides a verified school-location reference for the area. It does not translate the street's proximity into an official home-school registration band, school eligibility or an admission outcome for any individual home.
Balam Park Connector is a local recreation reference worth inspecting on its own terms. NParks places it along Pelton Canal between the Merpati Road–Circuit Road junction and Paya Lebar Road, and highlights its Rain Garden. The official route information can help plan a visit, while the entrance and conditions relevant to a particular Balam Road block still need to be checked rather than inferred from the shared name.
The Balam Road listing box displays real Property.co listings linked to the street as they are published. Broaden the search through https://property.co/singapore/for-sale/town/geylang for Geylang homes for sale and https://property.co/singapore/for-rent/town/geylang for homes for rent. Compare like-for-like block cohorts, models, areas and leases before applying the dated transaction evidence to a particular advertised home.
