West Coast Drive: HDB flat categories, lease records and registered resale comparisons

West Coast Drive has 992 recorded homes in nine residential HDB blocks, according to official property information checked on 20 October 2026, Singapore time. Seven blocks were completed in 1977, one in 1978 and one in 1979, with recorded heights of two, twelve or fourteen storeys. The inventory includes Block 501 and Blocks 505–512, so the particular address and building form matter when comparing homes.

The sold stock comprises 529 three-room, 447 four-room, six five-room and seven executive flats. Three three-room rental homes are recorded separately, bringing the combined inventory to 992. Rental stock is distinct from sold flats and current advertised rentals; these category counts describe homes built rather than sale availability or recent turnover.

HDB registered 25 West Coast Drive resales in the complete October 2025–September 2026 window. Fifteen three-room transactions had a median registered price of S$378,888 and a S$350,000–S$460,000 range. Ten four-room sales had a midpoint median of S$516,000, ranging from S$455,000 to S$548,000. The four-room group remains limited, and all figures describe historical registrations rather than asking prices or valuations.

Every transaction in the window was labelled New Generation. The three-room sales measured 67 or 82 square metres, while the four-room sales measured 83, 91 or 92 square metres. All recorded leases commenced in 1978. Check those size differences when selecting comparisons, and keep lease commencement separate from the building-completion field. No five-room or executive resale appears in this window despite those categories being present in the inventory.

Property.co identifies Clementi MRT, EW23, and Dover MRT, EW22, on the existing East–West Line at minimum straight-line distances of 541 and 1,876 metres respectively from residential blocks on the Drive. The minima can originate at different blocks, and Dover’s reference exceeds one kilometre. These are not walking distances or entrance-access promises; check the practical route from the selected home.

Qifa Primary School confirms its current campus at 50 West Coast Avenue, a different road name from West Coast Drive. Use that verified address when investigating school-day travel from a particular block. The location does not establish official registration distance, admission eligibility, priority or an available place; entrances and travel arrangements need separate checks.

A route in the wider estate does not establish direct access from a Drive block. Select the intended section and entrance using current maps and notices.
