Telok Blangah Rise: HDB homes, registered resale prices and neighbourhood connections

Telok Blangah Rise combines several building forms within an older HDB estate. The official property information checked on 19 October 2026 records 13 residential blocks and 1,568 homes: 11 residential blocks carry a 1975 completion year and two carry 1976. Heights range from four to 25 storeys, so the same street name covers quite different building scales.

The stock comprises 845 three-room, 168 four-room and 216 five-room sold flats, alongside 336 two-room and three three-room rental flats. Those rental units belong to a separate stock category and should not be added to the sold-flat supply when comparing ordinary resale options. Check the specific block and layout rather than assuming a street-wide standard.

In the complete October 2025–September 2026 HDB registration window, Telok Blangah Rise recorded 16 resale transactions. The 13 three-room sales had a median price of S$378,800, ranging from S$300,000 to S$425,000. These registered prices describe the particular flats sold during that period and are not asking prices, a valuation or a forecast.

The other three registrations were five-room flats, with a median of S$815,000 and a range of S$728,000–S$828,000. All three were 117-square-metre Standard flats in Blocks 37 or 39. The three-room records were Improved flats of 59–70 square metres. Every sale in this window had a 1976 lease commencement year, which is separate from the property dataset’s building completion field. The five-room sample is especially small.

Property.co’s current street guide places HarbourFront MRT at a minimum straight-line distance of 586 metres from a residential block on the street. HarbourFront connects the Circle and North East Lines. The figure is a location reference rather than a walking distance or station-entrance route; assess crossings, gradients and the onward journey from the exact block being viewed.

Zhangde Primary School’s current official contact page gives its address as 51 Jalan Membina. It is a separate destination from Telok Blangah Rise, so a household should check the practical school-day route from its chosen block. A nearby-school marker or general distance comparison does not establish admission eligibility, priority or an available place.

Mount Faber Park provides a wider recreation setting beyond the housing blocks. NParks records a 56-hectare park at the junction of Kampong Bahru Road and Telok Blangah Road, within the Southern Ridges. Its elevated viewpoints are an outing to plan separately from a flat viewing; consult current park maps and notices and assess the access route for the people making the trip.
