Telok Blangah Heights: HDB housing generations, flat types and resale evidence

Telok Blangah Heights combines several HDB building periods within one street guide. The property inventory checked on 19 October 2026 records 2,772 homes in 21 residential blocks. Five blocks were completed in 1976, eight in 1977, one in 1981, one in 2000, three in 2001 and three in 2016. The exact block and a flat’s own lease are therefore more useful than assuming one age or layout for the whole street.

HDB’s sold stock categories comprise 682 three-room, 1,455 four-room, 629 five-room and six executive homes. Four-room flats are the largest recorded group. These are inventory classifications rather than current listing counts, and an executive entry in the stock does not establish a representative executive resale price. Compare the actual model, area and lease when researching a specific home.

The complete October 2025–September 2026 registration window contains 55 Telok Blangah Heights resales. Eleven three-room sales had a median of S$435,000 and ranged from S$410,000 to S$788,888. Thirty-four four-room transactions had a median of S$775,000, with a S$468,000–S$1,060,000 range. Those broad ranges cover individual flats and should not be treated as a valuation band for every home on the street.

The remaining ten registrations were five-room flats, with a median of S$864,000 and prices from S$770,000 to S$1,050,000. This group includes five Improved flats, four Standard flats and one 134-square-metre Adjoined flat in Block 60, registered in July 2026 at S$890,000 with a 1976 lease start. That joined configuration should be distinguished when selecting comparisons. The three-room records also span New Generation and Model A flats with lease starts in 1976 or 2017; match the individual lease, model and area rather than relying on a street median.

Telok Blangah MRT, CC28, and Labrador Park, CC27, are Circle Line reference points. Property.co calculates straight-line minima of around 477 metres and 766 metres respectively from the nearest residential block to each station. These minima can start at different blocks and are not walking distances; investigate the chosen station entrance, gradients, crossings and route from the actual home.

Blangah Rise Primary School confirms its current campus address as 91 Telok Blangah Heights. The shared street name provides an orientation point for checking school-day journeys, but does not establish the practical entrance route from every block. Official registration-distance rules and admission eligibility need an independent check for the particular address and current school information.

NParks identifies Telok Blangah Hill Park as a 34-hectare part of the Southern Ridges at Telok Blangah Green, off Henderson Road. It is a separate recreation destination from the housing blocks, with terrain and access conditions to consider. NParks states that there is no wheelchair access at the park; check its current map and notices when deciding whether the intended outing suits the visitor.

Explore homes on Telok Blangah Heights in the listings section, or browse Property.co’s Bukit Merah homes for sale and rent. Compare each listing’s asking price, floor area, layout and lease details with the dated transactions and the specific building cohort described in this guide.
