Redhill Lane: housing mix and the limits of two resale records

Redhill Lane’s HDB inventory records 442 homes across five residential blocks: 78, 80, 81, 82 and 83. Block 78 is recorded as completed in 1970, Block 80 in 1972 and the other three in 1995, checked on 19 October 2026. These separate building periods make the exact block and lease important when comparing properties on the same street.
The stock columns classify 30 homes as sold four-room and 264 as sold five-room flats. They separately record 144 two-room rental and four three-room rental homes. The 294 sold-category and 148 rental-category homes add up to 442. The housing mix describes the source inventory rather than current availability, and the rental component should not be treated as resale stock.
Only two Redhill Lane resales appear in HDB’s complete October 2025–September 2026 window, both five-room flats. The registered prices were S$1,168,888 and S$1,230,000, giving a midpoint median of S$1,199,444. Two observations cannot establish a robust price benchmark or a trend for the street; they are dated records of the particular homes that sold.
The lower-priced registration was a 135-square-metre Model A in Block 83, on storeys 07–09, recorded in October 2025. The other was a 126-square-metre Improved flat in Block 81, also on storeys 07–09, registered in December 2025. Both records list lease commencement in 1996. Their different areas and models reinforce the need for an individual comparison, rather than an inference about the price effect of size alone.
Redhill MRT, EW18, and Tiong Bahru, EW17, provide East–West Line reference points. Property.co calculates around 236 metres to Redhill and 894 metres to Tiong Bahru from the nearest residential block to each station. These straight-line minima can originate at different blocks and are not walking distances. Check the actual route, crossings and station entrance from the selected address.
Gan Eng Seng Primary School confirms its current address as 100 Redhill Close. Property.co places the campus about 436 metres from Redhill Lane’s nearest residential block in a straight line. Use that confirmed destination to plan daily travel, while checking school-registration distance and admission eligibility separately for the particular home; the guide’s minimum does not determine those outcomes.
NParks describes Henderson Park Connector as a 1.7-kilometre route between Alexandra Road and Telok Blangah Way, running along Henderson Road. It provides a wider-area recreation route to investigate during a neighbourhood visit. The connector length does not measure the journey from a Redhill Lane flat, and the relevant entry point and road crossings need to be checked on the route you intend to use.
