Moh Guan Terrace: recorded housing, older blocks and a small resale sample

Moh Guan Terrace’s property inventory records 169 homes in seven residential blocks. Its completion-year field lists six blocks under 1949 and Block 78 under 1937, checked against Property.co on 19 October 2026. These are source-recorded building attributes, not a claim that HDB built the older blocks in those years. A particular home’s tenure, lease, permitted use and sale conditions need their own address-specific checks.

The inventory’s sold-flat columns classify 36 homes as two-room, 94 as three-room and 39 as four-room, totalling 169. The recorded blocks are 36, 43, 44, 47, 48, 50 and 78. The room classifications provide a way to read the source, but they do not replace a floor plan or establish that properties with the same room label have comparable layouts or ownership terms.

Only three Moh Guan Terrace resales appear in HDB’s complete October 2025–September 2026 window. Two were three-room Standard flats: 75 square metres in Block 50, registered in June 2026 at S$777,000, and 77 square metres in Block 43, registered in September 2026 at S$695,000. Their midpoint median was S$736,000. Both records list lease commencement in 1973; two observations are a thin sample rather than a reliable market benchmark.

The other registration was a four-room Adjoined flat in Block 50, measuring 150 square metres on storeys 01–03. It was registered in May 2026 at S$1,530,000, with lease commencement in 1973. This is one specific adjoined-flat transaction, not a representative price for an ordinary four-room flat or every home on Moh Guan Terrace. Match the configuration, area, level and remaining lease when choosing comparisons.

Tiong Bahru MRT, EW17 on the East–West Line, is about 410 metres from the nearest recorded residential block in Property.co’s straight-line calculation; Havelock, TE16 on the Thomson–East Coast Line, is about 492 metres away on the same basis. These minima may start at different blocks and are not walking distances. Check the route and station entrance from the actual address.

Zhangde Primary School confirms its current campus at 51 Jalan Membina. Property.co places it about 509 metres from the street’s nearest residential block in a straight line. Use that address to investigate a practical school-day route, while checking official school-registration rules separately. A neighbourhood marker or minimum distance does not establish a specific home’s admission eligibility.

Tiong Bahru Park offers a separate neighbourhood recreation destination along Tiong Bahru Road and Lower Delta Road. NParks records it as 3.3 hectares and identifies the tilting train as a playground feature. Plan the relevant entrance and route from the chosen home, rather than treating the park’s amenities as evidence about access within an older residential building.
