Jurong East Street 21: a broad HDB address group with several resale lease cohorts

Jurong East Street 21’s HDB inventory records 4,811 homes across 55 residential blocks, checked on 20 October 2026, Singapore time. Completion labels span 1981–1998: 45 blocks carry 1981–1984 labels, one carries 1987, and nine carry 1996–1998 labels. Recorded heights range from four to twenty-five storeys. The size and variety of the address group make the exact block an important starting point for comparison.
The sold categories contain 1,243 three-room, 1,342 four-room, 1,619 five-room and 606 executive homes, totalling 4,810. Separately, the source records one three-room rental home at Block 214. Five-room flats are the largest stock category, although the reporting period’s transaction counts follow a different distribution. These figures describe existing stock rather than current sale or rental listings.
Ninety-five sales were registered in the complete October 2025–September 2026 window. Thirty-two three-room registrations had a median of S$410,000 and a S$370,000–S$480,000 range. Twenty-three four-room registrations had a median of S$528,888 and ranged from S$460,000 to S$710,000. Thirty five-room registrations had a midpoint median of S$724,000 and a S$608,000–S$890,000 range. Ten executive registrations had a midpoint median of S$990,888 and ranged from S$868,000 to S$1,052,000. These are historical registered prices, not valuations.
The three-room sample comprised New Generation flats of 67–84 sq m. Four-room observations combined eighteen New Generation, four Model A and one Simplified flat, spanning 84–104 sq m. The five-room sample contained 29 Improved and one Model A flat of 118–135 sq m, while executive records comprised five Maisonettes and five Apartments of 142–148 sq m. Lease starts across the observations ranged from 1981 to 2000; the executive group specifically included 1985, 1998 and 2000 starts. Compare the actual model, area and lease cohort alongside the pooled medians.
Property.co records Chinese Garden MRT, EW25, at a minimum straight-line separation of 376 m from Jurong East Street 21’s residential blocks and Jurong East MRT, EW24/NS1, at 384 m. LTA identifies Chinese Garden on the East West Line and Jurong East as the current East West/North South interchange. These similar minima can begin at different blocks across this large address group; they do not show that every home is equally close to both stations. Check the actual entrances, crossings and walking route rather than treating the map measurements as journey times.
Yuhua Primary School publishes its address as 158 Jurong East Street 24. Property.co records a minimum straight-line separation of 200 m from Jurong East Street 21’s residential blocks to the school. Use that reference to check a school-day route from the chosen block. The directory minimum is not the official home-to-school distance for every address and does not establish admission eligibility, priority or available places.
For wider-area outdoor trips, NParks describes Ulu Pandan Park Connector as following both banks of Sungei Ulu Pandan between Commonwealth Avenue West and Bukit Batok East Avenue 2. Property.co records a minimum straight-line separation of 410 m from Jurong East Street 21’s residential blocks to the mapped connector. That does not identify an entrance or a continuous walking route from a flat. Check the relevant access point, crossings and current notices for the section you intend to use.
Explore Jurong East Street 21 homes in the street listings box, which updates with matching published Property.co listings, or browse Jurong East homes for sale and rent. Compare each home’s block, model, floor area, lease, floor band and condition with relevant dated records, keeping the different executive forms and older and later lease cohorts visible within the street-wide figures.
