All 13 sales carried a 1995 lease commencement year, separate from the inventory’s 1993 and 1994 completion labels. Four-room records were Model A flats of 107–117 square metres. The two five-room sales were Improved flats: 128 square metres at Block 706 in December 2025 for S$608,000, and 121 square metres at Block 705 in March 2026 for S$620,000. Their different areas and dates do not isolate the reason for the price difference.

Investigate the actual block entrance, crossings and station entrance for the intended journey. The street’s station list is an orientation aid rather than a walking-time estimate, a step-free route assessment or a guarantee of identical access from every home.

Use that confirmed destination to investigate a school-day journey from Street 53. The school reference does not determine official registration distance, admission eligibility, priority or an available place for a particular property.

For wider-town recreation, NParks lists Choa Chu Kang Park as 11 hectares along Choa Chu Kang Drive beside the Kranji Expressway. Its facilities include four playground areas, a skate plaza, fitness stations, lawns and event spaces. Choose an activity and entrance using the current park map and notices rather than assuming the park provides a direct route or the same access from every Street 53 block.
