Choa Chu Kang Crescent: HDB building cohorts, flat models and resale comparisons

Choa Chu Kang Crescent contains a large HDB inventory across several building cohorts. The official property information checked on 20 October 2026, Singapore time, records 6,233 homes in 57 residential blocks: ten completed in 1997, 22 in 1998, two in 1999, 13 in 2000, nine in 2001 and one in 2002. Recorded heights range from 11 to 24 storeys. Compare the exact block rather than assuming one building form across the Crescent.

The sold stock comprises 2,803 four-room, 2,897 five-room and 533 executive flats. Four-room and five-room homes are both substantial categories, while executive entries form a separate group with their own areas and models. Housing inventory is not the same as current sale supply, and the room label alone does not establish the layout or remaining lease of an advertised home.

HDB registered 138 Choa Chu Kang Crescent sales in the complete October 2025–September 2026 window. Seventy-one four-room transactions had a median price of S$522,000 and a S$480,000–S$580,000 range. Fifty-six five-room sales had a midpoint median of S$586,500, ranging from S$485,000 to S$700,000. These are historical registered prices, not asking prices or street-wide valuations.

The other 11 registrations were executive flats, with a median of S$780,000 and a S$670,000–S$980,000 range. That smaller group combined eight Premium Apartment and three Apartment records of 125–144 square metres. The four-room sales included Model A, Model A2 and Premium Apartment flats of 85–108 square metres; five-room sales combined Improved and Premium Apartment units of 110–126 square metres. Lease commencement years across the sales span 1999–2003, distinct from the building completion fields.

Property.co’s current guide identifies Yew Tee, NS5, and Choa Chu Kang, NS4, as existing North–South Line reference points. Their minimum straight-line distances from residential blocks on the Crescent are 387 and 1,781 metres respectively, potentially starting at different blocks. The second figure already exceeds one kilometre and neither is a walking distance or station-entrance route. Assess the actual block, access point and onward journey when comparing transport options.

Unity Primary School’s current official contact page places it at 21 Choa Chu Kang Crescent and identifies Yew Tee, NS5, as its nearest MRT reference. Use the confirmed school address when investigating daily travel from a selected home, rather than assuming the shared road name means an identical route for every block. Location alone does not establish admission eligibility, priority, official registration distance or an available place.

For a wider-area recreation route, NParks describes Choa Chu Kang Park Connector as 5.4 kilometres linking Choa Chu Kang Park and Bukit Batok Town Park. Its published route starts at Choa Chu Kang Drive and continues via the avenues and Brickland Road towards Bukit Batok West Avenue 5. That length is a connector measurement, not the distance from a Crescent home; choose the intended section and access point using current maps and notices.

Explore homes on Choa Chu Kang Crescent in the listings section, or browse Property.co’s Choa Chu Kang homes for sale and rent. Match each listing’s area, flat model and lease to the relevant historical transactions before drawing conclusions from a type median.
