Bukit Batok Street 11: HDB housing formats, small resale samples and school references

Bukit Batok Street 11 contains 1,039 homes across fourteen residential HDB blocks in property information checked on 18 October 2026. Four residential blocks were completed in 1983, six in 1984 and four in 1985. The residential inventory includes different building sizes and housing formats, so the street name alone is a broad comparison. Read a selected flat’s own lease commencement, remaining lease and floor plan separately from the building’s completion year.

HDB’s sold-flat columns record 528 three-room, 265 four-room, one five-room and 244 executive homes, totalling 1,038. One further home appears in the three-room rental-stock column, giving the full 1,039-home total. Executive homes are a substantial distinct category here; check whether the particular flat is an apartment or maisonette rather than assuming one internal arrangement. Recorded rental stock is separate from private rental advertisements.

HDB registered ten resales during the complete October 2025–September 2026 window. Six three-room sales had a median of S$404,000, within S$395,000–S$435,000. Three four-room sales had a median of S$575,000 and a S$500,000–S$585,000 range. Both groups are small samples, particularly the three four-room observations. The incomplete October 2026 records are excluded, and these historical registered prices are not asking prices or valuations.

Only one executive resale was registered in that period: a 155-square-metre maisonette at Block 142, on storeys 16–18, sold for S$998,000 in January 2026 with a lease commencing in 1984. A single transaction does not establish a street-wide executive price. Its layout, size, floor and lease make it an individual comparable to examine alongside the condition and configuration of the home under consideration.

Property.co’s guide measures Bukit Batok MRT, NS2 on the North–South Line, about 596 metres from the street’s nearest residential block. Chinese Garden, EW25 on the East–West Line, is another reference at about 1,191 metres from its nearest block. The straight-line minima may relate to different addresses and are not walking times. Compare the actual route, entrance and crossings for the chosen home with the household’s daily destinations.

Princess Elizabeth Primary School confirms 30 Bukit Batok West Avenue 3 as its current official address. Property.co measures it about 118 metres from Street 11’s nearest residential block in a straight line. That locates a school on a different road, rather than establishing the journey from every flat. Check the relevant gate and practical route, and use official procedures for registration distance, admission eligibility and priority.

NParks describes Bukit Batok Park Connector as a two-kilometre link connecting the Bukit Batok West, Ulu Pandan and Jurong park connectors; Property.co measures it about 402 metres from the nearest block. Check the access relevant to the particular address. The photograph instead illustrates the separate Bukit Batok Nature Park, a wider-town amenity along East Avenues 2 and 6, as it appeared in March 2022. It does not show Street 11, a listed flat or today’s conditions.
