Beo Crescent: older HDB homes, resale evidence and neighbourhood guide

Beo Crescent’s housing inventory is compact and relatively low-rise. HDB’s property data checked on 19 October 2026 records six residential blocks with 658 homes, each building listed at ten storeys. Blocks 24, 36, 38 and 40 were completed in 1963, while Blocks 42 and 44 date to 1964. The early building dates are a useful starting point for examining the remaining lease and condition of an individual home.

The stock includes 82 two-room, 316 three-room and eight four-room sold flats. A further 252 two-room rental flats are recorded at Blocks 42 and 44, with 126 in each block. That distinction matters: the total number of homes describes the neighbourhood, while the sold-flat mix offers a more relevant starting point for researching resale options.

The complete October 2025–September 2026 HDB registration window contains six Beo Crescent resale transactions. Five were three-room flats, with a median of S$378,000 and a S$358,000–S$408,000 range. The remaining registration was a two-room flat at S$278,000. With only six transactions overall, these figures provide a limited set of comparisons rather than a robust measure of price movement.

The five three-room transactions were all recorded at 59 square metres, under the Standard flat model, with leases commencing in 1971. The single two-room sale was a 54-square-metre Standard flat at Block 36, registered in January 2026 at S$278,000, also with a 1971 lease start. One sale cannot establish a typical two-room price; check layout, remaining lease and condition alongside the transaction record.

Property.co’s current station guide places Tiong Bahru (EW17) and Havelock (TE16) among the surrounding rail options. They belong to the East–West and Thomson–East Coast lines respectively. For a real commute, compare the route from the specific block to the station entrance and the onward connection, rather than treating the street’s map position as a walking-time promise.

Alexandra Primary School’s current official contact page gives its address as 2A Prince Charles Crescent. This is a useful school location to include when checking the wider neighbourhood, but the address alone does not establish an admission category or a particular home’s eligibility. Families should consult the school and MOE’s current registration arrangements for their own circumstances.

NParks identifies Tiong Bahru Park as a 3.3-hectare park along Tiong Bahru Road and Lower Delta Road. Its tilting-train playground provides a distinctive recreation option in the surrounding area. Check the park map and current notices when planning a visit; the park’s published location should not be taken as a measured route from every Beo Crescent block.
