Ang Mo Kio Street 21: HDB blocks, resale statistics and neighbourhood guide

Ang Mo Kio Street 21 offers a notably varied set of HDB building ages within one street. The HDB inventory checked on 18 October 2026 records 822 homes in six residential blocks: two blocks completed in 1994, two in 2016 and two in 2025. That spread makes the individual block an important starting point for a home search. A street-wide total alone cannot describe the age or remaining lease of a particular flat.

Blocks 253 and 253A account for 159 homes in the 1994 cohort; 260A and 260B contain 283 homes in the 2016 cohort; and 246A and 246B add 380 homes with a 2025 completion year. Across all six blocks, HDB’s sold-flat categories comprise 420 four-room and 402 five-room homes. No rental-category or studio-apartment stock is recorded. Nonresidential structures with no dwelling units are excluded from the six-block residential count.

The street guide identifies two Thomson–East Coast Line options: Mayflower, TE6, at 305 metres and Bright Hill, TE7, at 495 metres. Each figure is measured in a straight line from the nearest residential block, rather than along a walking route from every home. LTA’s TEL2 factsheet identifies both stations in the stage that opened in August 2021. Compare the specific block, station entrance and crossings when planning an actual journey.

Mayflower Secondary School has an address on the same street: its current official contact page lists 2 Ang Mo Kio Street 21. The school also identifies Mayflower and Ang Mo Kio MRT stations among its transport references. This is useful location information for families investigating the neighbourhood, but it does not establish admission eligibility, a guaranteed school place or a particular journey time from a flat.

Bishan–Ang Mo Kio Park is a wider neighbourhood recreation destination along Ang Mo Kio Avenue 1 and Bishan Road. NParks describes its naturalised river and green banks, offering a different setting from the surrounding housing blocks. Check the park’s current access notices when choosing a route: bridge improvements and transport construction affect some access points. The accompanying March 2022 park photograph illustrates this amenity, rather than Street 21, a specific block or a home for sale.

HDB’s resale records contain 18 transactions for ANG MO KIO ST 21 in the 12 complete months from October 2025 to September 2026. Ten four-room sales had a median of S$1,015,000 and ranged from S$978,000 to S$1,080,000. Eight five-room sales had a median of S$985,000, with a wider S$935,888–S$1,300,000 range. These dated figures summarise recorded transactions, not today’s asking prices.

The four-room sample’s higher median does not show that four-room homes are inherently more valuable than five-room homes. The transactions involve different homes and building cohorts: all 18 records were in Blocks 253, 253A, 260A and 260B, with none in the two blocks recorded as completed in 2025. Compare floor area, floor level, lease and condition alongside block age. Small street-level samples provide historical context, rather than a valuation or price forecast.
