Bukit Batok West Avenue 9: HDB flat mix, resale prices and neighbourhood guide

Bukit Batok West Avenue 9 combines several generations of newer HDB development. The official property inventory checked on 19 October 2026 records 16 residential blocks and 3,138 homes, with completion years spanning 2017 to 2024. Six blocks were completed in 2017, four in 2019, four in 2020, and one each in 2021 and 2024. Completion dates describe the buildings; a particular flat’s lease commencement needs its own check.

The inventory separates 1,189 two-room, 396 three-room, 812 four-room and 102 five-room sold flats, plus 169 units recorded in the one-room sold category. It also records 225 one-room and 245 two-room rental flats. These categories should remain distinct when assessing homes to buy: rental inventory is not resale supply, and the Community Care Apartments need separate consideration from ordinary resale flats.

For the complete October 2025–September 2026 registration window, the HDB resale dataset contains 177 transactions on the street. The 47 two-room sales had a median price of S$380,000 and ranged from S$320,000 to S$428,000. The 39 three-room sales had a median of S$518,000, within a S$470,000–S$555,000 range. These are registered historical transactions rather than asking prices or a valuation of a current listing.

Four-room homes accounted for 75 registrations, with a S$677,000 median and S$585,000–S$730,000 range. All 75 were recorded at 93 square metres. The 16 five-room sales, all recorded at 113 square metres, had a S$822,000 median and ranged from S$755,000 to S$870,000. Comparing the same flat type, area and lease cohort is more informative than applying one combined street price to every home.

Property.co’s current street map identifies Bukit Gombak (NS3) and Bukit Batok (NS2) among the surrounding stations; both are on the North–South Line. Use the actual block and station entrance when planning a commute, including the bus connection where relevant. A street-level station guide does not establish the walking route from a particular flat.

Block 469A is a distinctive part of the stock: HDB’s inventory records 172 homes, comprising 169 one-room sold and three one-room rental units. MOH Holdings identifies the activity centre at Block 469A as part of Harmony Village @ Bukit Batok Community Care Apartments. HDB describes Community Care Apartments as senior-friendly housing with a Basic Service Package and optional services, subject to specific eligibility, lease and post-purchase conditions. Their scheme should be checked directly with HDB.

For wider-town recreation, NParks lists the 36-hectare Bukit Batok Nature Park along Bukit Batok East Avenue 2 and Avenue 6. It offers a different setting from the newer western residential blocks, including a quarry landscape and park trails. Treat it as a wider-area outing and check the current park information and chosen access point when planning a visit.
