Pine Lane: two HDB blocks, smaller-flat stock and local connections

Pine Lane’s recorded HDB housing consists of 319 homes in two residential blocks, 37A and 38A, verified on 20 October 2026, Singapore time. Both have 2021 completion labels and 18 recorded storeys. Block 37 is a multistorey car park, while Block 38 is a pavilion with a 2023 completion label; both record zero homes and are excluded from the residential total. The inventory’s completion year describes the building and does not establish a particular flat’s lease commencement.
The sold-stock mix is entirely two-room and three-room flats: 136 two-room and 183 three-room homes. Block 37A records 168 homes, comprising 102 two-room and 66 three-room flats. Block 38A records 151, comprising 34 two-room and 117 three-room flats. No four-room or five-room sold stock appears for either residential block. The two buildings therefore have different room-type proportions despite sharing a completion label and recorded height; these are inventory counts rather than a measure of current sale or rental availability.
No registered resales match the exact Pine Lane street name in the complete October 2025–September 2026 window of the HDB dataset checked for this guide. There is consequently no street-specific resale median, observed price range or flat-type transaction sample to report for that period. The absence of a matching registration does not establish a zero value, a lack of buyer interest or the reason no transactions are recorded.
For Pine Lane, the verified inventory offers a clearer starting point than a transaction comparison: first distinguish the two-room and three-room stock, then inspect the particular home’s floor area, layout and lease documents. The stock file does not supply an observed resale floor area or price for these blocks. Nearby streets have their own building ages, models and lease histories, so their transaction figures should not be presented as Pine Lane evidence. The building’s 2021 completion label alone also cannot determine an individual flat’s sale eligibility.
Property.co identifies Dakota MRT, CC8, and Mountbatten MRT, CC7, on the Circle Line at minimum straight-line distances of 372 and 474 metres respectively from Pine Lane residential blocks. The minima can begin at different buildings. They are map references rather than measured walking routes, journeys to particular entrances or promises of sheltered access; check the actual trip from Block 37A or 38A when comparing a home.
Kong Hwa School confirms its campus at 350 Guillemard Road on its official contact page, which identifies Dakota MRT on the Circle Line as its nearest station. Use the school’s confirmed location to investigate the trip from a Pine Lane home. Its address does not establish official registration distance, admission priority, eligibility or available places, and the route to the relevant school gate needs its own check.
NParks describes the 3.68-kilometre Geylang Park Connector as following Geylang River from Guillemard Road near Grandlink Square, crossing Mountbatten Road and continuing towards Tanjong Rhu. This is a wider-neighbourhood recreation reference for Pine Lane. Select the intended section using current maps and access information; the connector’s full length is not the distance from either residential block, and nearby mapped greenery does not by itself confirm an entrance or a continuous route from a flat.
Explore homes through Pine Lane’s street listings box, which updates with matching published Property.co listings, or browse Geylang homes for sale and rent. Keep the distinction between Block 37A’s larger two-room count and Block 38A’s larger three-room count in view, then check the details of each advertised home. Current listing information and an individual home’s documents remain especially useful here because this guide’s selected twelve-month window provides no Pine Lane registered resale comparisons.
