Paya Lebar Way has 1,010 recorded HDB homes across seven residential blocks, according to official property information checked on 20 October 2026, Singapore time. Blocks 91 and 93 carry 1972 completion labels and ten recorded storeys. Blocks 120–124 carry 1979 labels, with twelve or 21 storeys. The two groups provide a more useful starting point for comparing homes than treating the street as one uniform building generation.

The sold inventory comprises 315 three-room, 448 four-room and 246 five-room flats, or 1,009 homes. One three-room rental home is recorded separately at Block 93. Block 121 combines 36 three-room, 316 four-room and two five-room flats, while Blocks 120, 123 and 124 each contain 80 five-room flats. These stock categories describe recorded buildings; they are separate from the homes currently advertised and do not establish an individual flat’s exact plan.

The complete October 2025–September 2026 window contains 22 registered HDB sales on Paya Lebar Way. Seven three-room registrations had a median of S$330,000 and ranged from S$300,000 to S$420,000. Ten four-room registrations had a midpoint median of S$525,000, within S$495,000–S$580,000. Five five-room registrations had a median of S$745,000 and a S$730,000–S$780,000 range. These are limited historical samples rather than current asking prices or dependable valuation bands for every home.

The three-room records span six 58 sq m Improved flats with 1972 lease starts and one 68 sq m New Generation flat with a 1980 lease start. All ten four-room registrations were New Generation flats of 91–93 sq m with 1980 lease starts. The five five-room registrations were 118 sq m Improved flats, also with 1980 lease starts. Keep those models, areas and lease fields explicit when comparing homes; building-completion labels are a separate source field, and a price difference alone does not establish its cause.

Property.co records Mattar MRT, DT25, and MacPherson MRT, CC10/DT26, at minimum straight-line separations of 425 m and 450 m respectively from Paya Lebar Way’s residential blocks. Mattar serves the Downtown Line; MacPherson connects the Downtown and Circle lines. The minima may begin at different buildings and are map references rather than walking distances or journey times. Check the actual block, station entrance and crossings for a practical route.

Canossa Catholic Primary School confirms its current campus at 1 Sallim Road and identifies Mattar as its nearest MRT station. Use that specific destination when investigating school-day travel from Paya Lebar Way. A nearby-school entry or a straight-line map figure does not establish a flat’s official school-registration distance, admission eligibility, priority or an available place.

NParks describes Pelton Canal Park Connector as linking Kallang and Balam park connectors and passing through residential areas including Paya Lebar Way and Circuit Road. Its published length is 2.52 km. This gives wider-area recreation context, while the full corridor length is separate from a journey starting at a flat. Select an entrance and section using current maps and notices, including the relevant crossings and access arrangements.

Explore homes on Paya Lebar Way in the street listings box, which updates with matching published Property.co listings, or browse Geylang homes for sale and rent. Match each advertised home’s block, model, area, lease and stated condition to the relevant dated records, keeping the two building cohorts and sold-versus-rental inventory distinct.
