Bukit Merah Central: HDB flat mix, five-room resale evidence and local guide

Bukit Merah Central has a small HDB housing inventory with a strong five-room presence. The official property records checked on 19 October 2026 identify six residential blocks and 352 homes. Blocks 115, 116 and 117 were completed in 1977; Blocks 161, 164 and 165 followed in 1980. Recorded building heights range from four to 25 storeys, so the street contains different building forms within a short inventory.

Blocks 115, 116 and 117 each contain 96 homes, all recorded as five-room sold flats. Across the whole street, the inventory totals 58 three-room, four four-room and 289 five-room sold flats, plus one three-room rental unit at Block 161. Keeping the small rental component separate preserves the distinction between neighbourhood housing stock and flats potentially relevant to a resale search.

The complete October 2025–September 2026 registration window contains five HDB resale transactions for Bukit Merah Central, all five-room flats. Their median registered price was S$670,000, with a S$610,000–S$728,800 range. Five transactions form a limited sample; the absence of other flat types within this particular window does not supply a price estimate for those types.

All five registered sales were 117-square-metre Improved flats at Blocks 115, 116 or 117, with lease commencement recorded as 1977. At Block 117, two September 2026 registrations were S$660,000 on storeys 01–03 and S$670,000 on storeys 13–15. These are useful examples with matching recorded area and lease start, but the records do not establish condition, renovation quality or the cause of a price difference.

Property.co’s current station guide identifies Redhill (EW18) as a surrounding rail option on the East–West Line, with Tiong Bahru (EW17) also appearing in the wider station list. Work out the journey from the particular block, including the chosen station entrance and any bus connection. The map’s street reference point does not establish a door-to-station walking time.

Gan Eng Seng Primary School’s current official contact page lists its campus at 100 Redhill Close. Use the primary school’s own page when researching it, since its name should not be confused with Gan Eng Seng School. A confirmed campus address is neighbourhood information and does not imply admission priority or eligibility for a specific flat.

NParks lists Henderson Park Connector as a 1.7-kilometre route from Alexandra Road along Henderson Road to Telok Blangah Way. It forms part of the wider recreation network linking parks in this part of Singapore. Check the connector map and current notices for the intended section; the network description does not guarantee an uninterrupted route from every Bukit Merah Central block.
