Bukit Batok Street 22: HDB building groups, resale evidence and local connections

Bukit Batok Street 22 contains 972 homes across six residential HDB blocks in property information checked on 18 October 2026. Blocks 297 and 299 were completed in 1995, Block 298 in 1996, and Blocks 296A–296C in 2017. The three newer blocks account for 744 homes. These different building groups make the block number useful when shortlisting, while the flat’s lease commencement and remaining lease require separate checks.

The official sold-flat columns record 136 three-room, 403 four-room, 355 five-room and 78 executive homes, reconciling to the 972-home inventory. No rental or studio-apartment stock is recorded for these residential blocks. Four-room and five-room homes form the largest categories, but the label alone does not determine a unit’s area or internal arrangement. Compare the actual floor plan and lease when moving between building groups.

HDB registered 46 resales during the complete October 2025–September 2026 window. Five three-room sales had a S$550,000 median and S$500,000–S$600,000 range; nineteen four-room sales had a S$800,000 median and S$630,000–S$858,000 range. Eighteen five-room transactions had a S$941,500 median, within S$765,000–S$1,058,888, while four executive sales had a S$964,000 median and S$868,000–S$978,000 range. The four- and five-sale groups are limited samples. Incomplete October 2026 records are excluded.

Two August 2026 three-room records at Block 296B give a more specific comparison. Both were 68-square-metre Premium Apartments with leases commencing in 2018: the 22–24 storey-band flat sold for S$550,000, while the 01–03 band flat sold for S$500,000. The two registrations concern different homes and do not reveal their renovation condition or isolate a floor-level premium. Use such records alongside the actual property’s layout, condition and lease.

Bukit Batok MRT, NS2 on the North–South Line, is the closest station reference in Property.co’s current guide, about 506 metres from the street’s nearest residential block in a straight line. This measure provides orientation rather than a home-to-platform journey from every address. Check the selected block’s pedestrian route, crossing points and appropriate entrance when comparing daily travel, rather than converting the directory figure into a walking time.

Yuhua Primary School’s current official contact page confirms 158 Jurong East Street 24 as its address. Property.co places it about 607 metres from Bukit Batok Street 22’s nearest residential block in a straight line. The confirmed school location is on a different street and can help a family investigate the practical journey. Official registration distance, priority and admission eligibility should be checked separately for the exact home.

For recreation elsewhere in the town, NParks places Bukit Batok Nature Park along Bukit Batok East Avenue 2 and East Avenue 6. It describes a 36-hectare former quarry site. Plan the intended entrance and journey from the chosen home. The accompanying cattan2011 photograph was taken on 18 March 2022 and illustrates that wider-town park amenity, not Street 22, a listed property or present-day park conditions.
