Sims Place: contrasting three-room lease cohorts and a varied housing inventory

Sims Place has 655 recorded HDB homes across three residential blocks, checked on 20 October 2026, Singapore time. Blocks 52 and 53 carry 1976 completion labels and are recorded at thirteen storeys; Block 63 carries a 2015 completion label and nineteen storeys. The different cohorts matter because a street-wide total combines homes with substantially different histories.

The inventory records 654 homes in sold categories: 450 three-room, 87 two-room, seven five-room, one executive and 109 studio apartments. Separately, it records one three-room rental home at Block 52. Block 63 contains the two-room and studio-apartment categories, 140 of the three-room flats and the single executive entry. These source categories should remain distinct; they are not a count of homes currently advertised or proof of an individual unit’s tenure terms.

Thirteen sales were registered in the complete October 2025–September 2026 window. Twelve three-room registrations had a median of S$534,000 and ranged from S$340,000 to S$735,888. The remaining sale was a five-room Adjoined flat at Block 52: 141 sq m, a 1977 lease start and a S$925,888 registration in August 2026. That single five-room observation is a dated example rather than a reliable market band for the category.

The three-room figures combine two distinct groups. Six Improved-flat registrations at Block 53, with 1981 lease starts and areas of 65 or 76 sq m, had a median of S$410,000 and ranged from S$340,000 to S$438,000. Six Model A registrations at Block 63, all 68 sq m with 2016 lease starts, had a median of S$719,000 and ranged from S$630,000 to S$735,888. Each group is small, and the difference does not isolate the effect of lease, floor, layout or condition; the overall median should be read alongside these underlying records.

Property.co records Aljunied MRT, EW9, at a minimum straight-line separation of 281 m from Sims Place’s residential blocks and Geylang Bahru, DT24, at 1,016 m. LTA identifies the stations on the East West and Downtown lines respectively. The measurements can begin at different blocks and are not walking distances or journey times; assess the actual station entrance and crossings from the chosen address.

Geylang Methodist School (Primary) lists its address as 4 Geylang East Central. Property.co records a minimum straight-line separation of 398 m from Sims Place’s residential blocks to the school. Use that as a map reference when checking a school-day route, while checking official home-to-school distance and registration rules separately. A directory measurement does not establish eligibility, priority or a place at the school.

For outdoor trips, NParks describes Pelton Canal Park Connector as linking Kallang and Balam park connectors along a shared route through areas including Upper Boon Keng, Paya Lebar Way and Circuit Road. Property.co’s minimum straight-line separation from Sims Place’s residential blocks to the mapped connector is 492 m. This does not identify an entrance or a continuous route from a flat; check current maps, crossings and notices for the section you intend to use.
