Sims Avenue: executive maisonettes, four-room flats and Eunos rail access

Sims Avenue’s HDB address group contains 184 recorded homes in four residential blocks, checked on 20 October 2026, Singapore time. All four blocks carry a 1985 completion label, but their form differs sharply: Blocks 842 and 846 are recorded at nineteen storeys, while Blocks 844 and 848 are four-storey blocks. This article concerns those HDB addresses rather than every property along the wider Sims Avenue corridor.

The inventory records 144 executive flats, split equally between Blocks 842 and 846, and 40 four-room flats, with twenty each at Blocks 844 and 848. All 184 homes fall under sold categories in the source; no rental-category homes are recorded for these four blocks. Those categories describe the housing stock, not the number of homes currently for sale, and the stock label alone does not identify an individual flat’s internal layout.

Four sales were registered in the complete October 2025–September 2026 window. Three executive registrations had a median of S$1,050,000 and ranged from S$1,015,000 to S$1,090,000. The other transaction was a four-room flat at S$650,000. The executive median is based on only three observations, while the four-room figure describes a single sale; neither provides a valuation band for every home on the street.

All three executive observations were 149 sq m Maisonette flats with 1985 lease starts. An April 2026 registration at Block 846 in the 10–12 storey band recorded S$1,090,000; two May registrations at Block 842 recorded S$1,050,000 in the 4–6 band and S$1,015,000 in the 13–15 band. The January four-room observation at Block 848 was an 83 sq m Simplified flat, also with a 1985 lease start. These grouped floor bands are not exact floor numbers, and the small sample does not isolate the effect of floor or condition.

Property.co places Eunos MRT, EW7, at a minimum straight-line separation of 271 m from the residential blocks and Paya Lebar, EW8/CC9, at 1,011 m. LTA’s East West Line map confirms Eunos and the Paya Lebar interchange. Each minimum can begin at a different block; these map measurements do not establish a walking route, journey time or sheltered access. Check the actual station entrance and crossings from the selected home.

Haig Girls’ School publishes its address as 51 Koon Seng Road. Property.co records a minimum straight-line separation of 608 m from the Sims Avenue residential blocks to that school, which provides a starting point for checking a school-day route. This directory measurement is not an official registration distance and does not establish admission eligibility, priority or available places.

NParks places Sims Avenue Park Connector parallel to Sims Avenue between Paya Lebar and Kembangan MRT stations and gives the full connector a length of 2.2 km. Its published route connects to Siglap Park Connector and comes close to Geylang Park Connector. The full route length is not the distance from a flat, and the source does not promise a direct entrance at every block; check current maps and notices before planning a walk or cycle.
