Pipit Road: HDB housing categories, lease cohorts and a small executive resale sample

Pipit Road’s recorded HDB stock comprises 1,182 homes across eight residential blocks, checked on 20 October 2026, Singapore time. Blocks 90 and 94 carry 1972 completion labels; Block 54 carries 1984, Block 53 carries 1985, and Blocks 55, 56, 92 and 92A carry 1996. Recorded heights range from twelve to eighteen storeys. These different cohorts make the precise block and housing category important when comparing addresses on the street.
The sold categories contain 421 four-room, 143 five-room and 124 executive flats, totalling 688 homes. Separately, the inventory records 494 one-room rental homes: 274 in Block 90 and 220 in Block 94. Block 53 accounts for all 124 executive flats, while Block 54 contains 222 four-room flats. Preserve those source categories rather than treating the overall total as resale stock or as a count of homes currently advertised.
Thirteen HDB sales were registered in the complete October 2025–September 2026 window. Seven four-room registrations had a median of S$633,888 and a S$520,000–S$828,000 range. Four five-room registrations had a midpoint median of S$940,000 and ranged from S$900,000 to S$968,888. The remaining two registrations were executive flats. These groups are small historical samples, especially the executive pair; their prices are not current asking prices or dependable valuation bands for every home.
Both executive observations were Maisonette flats at Block 53 with 1986 lease starts: a 146 sq m home in the 13–15 storey band registered S$1,098,000 in March 2026, and a 151 sq m home in the 1–3 band registered S$970,000 in July. The four-room group combined five New Generation flats with 1985 lease starts and two Model A flats with 1997 starts. All four five-room records were Improved flats of 120–122 sq m with 1997 lease starts. Completion and lease commencement remain separate fields, grouped bands do not identify exact floors, and these observations alone cannot explain the price differences.
Property.co records MacPherson MRT, CC10/DT26, at a minimum straight-line separation of 304 m from Pipit Road’s residential blocks and Mattar MRT, DT25, at 500 m. MacPherson connects the Circle and Downtown lines, while Mattar is on the Downtown Line. The minima can start at different blocks; they are map references rather than walking distances, sheltered-route promises or journey times. Investigate the actual entrance and crossings from the selected home.
Canossa Catholic Primary School gives its current address as 1 Sallim Road and names Mattar as its nearest MRT station. This supplies a verified destination for planning a school-day journey from the wider MacPherson area. Neither the school address nor the directory’s nearby-school entries establish an individual flat’s official registration distance, admission eligibility, priority or available places.
Pelton Canal Park Connector offers wider-area recreation context. NParks describes it as linking Kallang and Balam park connectors and passing through Paya Lebar Way and Circuit Road, with a published length of 2.52 km. That length describes the full connector rather than the distance from a Pipit Road flat. Use current maps and notices to choose a section and entrance and assess its crossings and access arrangements.
Explore homes on Pipit Road in the street listings box, which updates with matching published Property.co listings, or browse Geylang homes for sale and rent. Compare the actual flat type, model, area, lease and condition with the relevant dated transactions, keeping the rental inventory and the two executive observations distinct from the other categories.
