Pine Close: HDB flat mix, registered resale evidence and Mountbatten connections

Pine Close’s recorded HDB stock comprises 975 homes in eight residential blocks, verified on 20 October 2026, Singapore time. Blocks 10 and 12 have 1981 completion labels and 13 recorded storeys; Block 9 has a 1996 label and 12 storeys. Blocks 1, 3, 5, 7 and 11 have 1998 labels and 19 storeys. The inventory also records a pavilion at 3A and a multistorey car park at 11A, both with no homes, so neither is included in the residential-block total.
The sold-stock fields record 144 three-room, 499 four-room and 332 five-room flats. All 144 three-room flats are in Blocks 10 and 12, each of which also contains 48 four-room flats. Blocks 1, 3 and 11 each combine 100 four-room with 56 five-room homes, whereas Blocks 5 and 7 each have 24 four-room and 71 five-room homes. Block 9 adds 55 four-room and 22 five-room flats. These building-level differences help narrow a search; the totals describe housing stock rather than homes currently advertised.
The complete October 2025–September 2026 window contains 25 Pine Close registered resales. Three three-room sales had a median of S$550,000 and a S$523,000–S$620,000 range. Eleven four-room sales had a median of S$718,880, within S$630,000–S$900,000, while eleven five-room sales had a median of S$1,220,000, within S$870,000–S$1,375,000. The three-room sample is particularly small. These dated transaction results are indicative historical evidence, rather than current asking prices or a valuation for an individual flat.
The four-room records divide into six New Generation flats of 93 or 96 square metres with 1981 lease starts, and five Model A flats of 85, 86 or 95 square metres with 2000 lease starts. Their price ranges were S$630,000–S$718,880 and S$808,888–S$900,000 respectively. All eleven five-room transactions were Improved flats of 110–120 square metres: ten had 2000 lease starts and the 120-square-metre Block 9 sale had a 1997 start. Compare model, floor area and transaction lease commencement before using the street median; the inventory’s completion year is a separate field.
Property.co identifies Mountbatten MRT, CC7, and Dakota MRT, CC8, on the Circle Line at minimum straight-line distances of 95 and 657 metres respectively from Pine Close residential blocks. Each minimum may originate at a different block. These map measurements do not describe a walk to a station entrance, a sheltered route or the journey from every home, so check the actual access from the selected building.
Kong Hwa School’s official contact page confirms its campus at 350 Guillemard Road and names Dakota MRT on the Circle Line as its nearest station. This provides a verified school destination when comparing journeys from Pine Close. The campus address does not establish an individual home’s official registration distance, admission eligibility, priority or available places; the relevant entrance and road crossings need separate attention.
NParks describes Geylang Park Connector as a 3.68-kilometre route along Geylang River, starting at Guillemard Road near Grandlink Square, crossing Mountbatten Road and continuing towards Tanjong Rhu. It provides wider-neighbourhood context for a walk or cycle from the Pine Close area. Consult current route and access information for the section you plan to use; the full connector length is not a distance from a flat or evidence of direct access from every block.
Explore Pine Close homes in the street listings box, which updates with matching published Property.co listings, or browse Geylang homes for sale and rent. Use the building’s room mix to focus the search, then compare each flat with transactions of a similar model, area and lease start. Keep the three-room sample of three separate from the two larger, but still limited, groups of eleven registrations.
