Henderson Crescent: established HDB homes, flat sizes and resale evidence

Henderson Crescent’s HDB housing stock sits in six residential blocks numbered 101 to 106. The official property inventory checked on 19 October 2026 records four blocks completed in 1967, one in 1973 and one in 1974. This is an established building cohort, but completion year alone does not describe a flat’s lease, internal condition or outlook. Start a comparison with the actual block and unit rather than a street-wide label.

The six blocks contain 872 homes, comprising 264 three-room, 602 four-room and six five-room sold flats in HDB’s recorded stock categories. Four-room flats account for the largest group. These are housing inventory totals, not a count of homes currently offered for purchase, and the very small five-room stock should not be treated as a broad set of interchangeable options.

There were 13 registered Henderson Crescent resales in the complete October 2025–September 2026 window. Three were three-room flats, with a median of S$355,000 and a S$345,000–S$372,000 range. Ten four-room sales had a median of S$501,750, ranging from S$448,000 to S$518,000. The three-room figure comes from only three registrations and is a thin comparison sample, rather than a reliable measure of price movement.

All three three-room registrations were 65-square-metre Improved flats with lease commencement recorded as 1975. The four-room records covered 74 to 81 square metres, with both Standard and Improved models and lease starts in 1970 or 1975. Those differences matter when choosing comparable transactions. No five-room sale appears in this particular window, so the records do not supply a five-room street median.

Redhill and Tiong Bahru MRT stations are East–West Line reference points for the area. Property.co calculates around 515 metres to Redhill and 683 metres to Tiong Bahru, using straight-line distances from the nearest residential block on the street to each station. These are not walking distances. Compare the relevant station entrance and road crossings from the particular block when assessing a commute.

Alexandra Primary School’s current contact page places the campus at 2A Prince Charles Crescent. Households can use that address as a concrete reference when planning daily journeys, rather than relying on a broad neighbourhood description. The school’s presence does not determine a flat’s official home-to-school distance or admission eligibility; those need a separate address-specific check.

NParks describes Henderson Park Connector as a 1.7-kilometre route starting at Alexandra Road, running along Henderson Road and ending at Telok Blangah Way. Its published connections include Tiong Bahru Park, Mount Faber Park and Telok Blangah Hill Park. The connector’s total length is not the distance from a Henderson Crescent home; inspect the intended access point and current notices before planning an outing.
