Empress Road’s HDB property entry is focused on one residential building, Block 8. The official inventory checked on 19 October 2026 records 186 homes in this 14-storey block, with a 1975 completion year. This is the HDB stock captured by the guide; it does not count every private property or other building along the wider road as part of the same inventory.

The recorded stock consists of 180 three-room and six five-room sold flats. The small five-room inventory is a different question from how many such homes transact in a particular period. Compare the actual floor plan, area and lease documents of a home being viewed rather than assuming the road’s dominant room type describes every unit.

Only four Empress Road resale transactions were registered in the complete October 2025–September 2026 window, all three-room flats in Block 8. Their midpoint median price was S$477,500, with a range of S$445,000–S$523,000. Four registrations are a thin evidence base, so the midpoint is sensitive to the specific homes sold and should not be read as a valuation or current asking price.

All four sales were 65-square-metre Improved flats with leases beginning in 1976, separate from the building’s 1975 completion field. Registrations occurred in November 2025 and January, June and August 2026, spanning the 07–09, 10–12 and 13–15 storey bands. No five-room sale appears in this complete window, so the data does not establish a five-room price benchmark for the six units recorded in the inventory.

Property.co’s current guide lists Farrer Road MRT, CC20, at a minimum straight-line distance of 250 metres from the residential block, and Tan Kah Kee MRT, DT8, at 1,051 metres. These are Circle and Downtown Line reference points, not walking distances or a station-entrance route. The latter figure exceeds one kilometre even before assessing the real journey, so compare crossings, entrances and onward travel from the actual home.

Nanyang Primary School’s current official contact page gives its address as 52 King’s Road. Use the confirmed campus address when investigating a school-day journey from Empress Road rather than converting a nearby-school marker into an admissions claim. The actual route and current registration requirements need separate checks; location alone does not establish eligibility, priority or an available school place.

Singapore Botanic Gardens provides a wider-area recreation setting. Its current official NParks site describes an 82-hectare living museum with a primary rainforest and collections of more than 300 plant families. Those collections offer different kinds of visits, rather than one generic park stop. Choose the intended garden, entrance and current notices separately from a flat viewing; the road’s general location does not establish direct access.

Explore homes on Empress Road in the listings section, or browse Property.co’s Bukit Timah homes for sale and rent. Compare each listing’s particulars with the small set of dated transactions and the specific Block 8 inventory described in this guide.
