Bukit Merah View: housing mix, resale prices and neighbourhood life

Bukit Merah View has a varied HDB housing stock rather than a single construction cohort. Its setting brings together the Bukit Merah neighbourhood, the Lower Delta area and access towards Tiong Bahru. Block numbers and building dates matter when comparing homes here, particularly when a small set of transactions combines older three-room flats with larger flats in later blocks.
HDB property information records 2,699 homes in 14 residential blocks. The sold stock comprises 50 two-room, 1,231 three-room, 264 four-room, 249 five-room and 80 studio-apartment homes; the rental stock adds 824 one-room and one three-room home. Recorded completion years are 1972, 1973, 1974, 1995 and 2001. These categories describe the housing stock, not the present resale supply.
Tiong Bahru and Redhill MRT stations provide East–West Line reference points. Property.co calculates straight-line distances from the nearest residential block on the street to each station, around 382 metres for Tiong Bahru and 731 metres for Redhill. These figures do not include the route from a block entrance, road crossings or access to the station. Test the journey that would form part of your own routine.
Zhangde Primary School’s current contact page places it at 51 Jalan Membina. That gives households a specific school address to assess alongside work and childcare journeys. A nearby school’s presence does not establish admission priority or an official home-to-school distance; those depend on the exact address and the relevant rules.
Tiong Bahru Park is a separate neighbourhood green space along Tiong Bahru Road and Lower Delta Road. NParks records it as 3.3 hectares and highlights the tilting-train playground and therapeutic garden. Its position makes it a useful destination to investigate during a neighbourhood visit, while the practical route and preferred entrance depend on the block where you start.
HDB’s registered resale file contains 24 Bukit Merah View sales from October 2025 to September 2026. The 18 three-room sales had a median of S$411,500 and ranged from S$340,000 to S$470,000. Three four-room sales had a median of S$810,000, ranging from S$560,000 to S$903,000; three five-room sales had a median of S$1,225,000, ranging from S$1,218,888 to S$1,390,000.
The four-room and five-room results each come from only three registrations, so they are thin samples. Even the larger three-room group spans different flats and lease histories. Use these figures as dated evidence for the registered homes, then compare floor area, layout, storey and remaining lease directly; the difference between group medians does not isolate the effect of size or location.
