Bukit Batok Street 41: a two-block HDB profile, local references and resale comparisons

Bukit Batok Street 41’s residential HDB stock is concentrated in Blocks 463A and 463B. The official property dataset checked on 18 October 2026 records 160 homes and seventeen storeys for each, giving 320 homes in total. Both carry a 2019 completion year. A building completion date should not be substituted for the lease commencement or remaining lease of an individual flat, which need to be checked separately.

The recorded sold-stock mix comprises 128 four-room and 192 five-room homes. Five-room homes therefore form the larger inventory category across the two blocks. That concise stock profile still leaves differences in floor plan, orientation and condition to investigate. Use the actual floor area and unit layout when comparing homes, rather than assuming that a shared block format means identical accommodation.

Bukit Gombak MRT, NS3 on the North–South Line, is the closest rail reference in Property.co’s guide at 1,068 metres from the nearest residential block in a straight line. Bukit Batok, NS2, is another reference at 1,153 metres. Both figures are beyond one kilometre as measured, and neither is a walking distance from a particular flat. Check the actual home-to-station entrance route and crossings when assessing the household’s regular journeys.

Dazhong Primary School’s current official contact page gives 35 Bukit Batok Street 31 as its address. Property.co’s guide places it 725 metres from Street 41’s closest residential block in a straight line. The school is on a different street, so investigate the practical route to the appropriate entrance from the actual home. The guide’s proximity measure does not establish admission eligibility, registration distance or priority for an individual flat.

Bukit Batok Park Connector is a wider route reference listed 542 metres from the nearest residential block in Property.co’s straight-line guide. NParks describes a two-kilometre link connecting the Bukit Batok West, Ulu Pandan and Jurong park connectors; examine the access relevant to the selected home. The historical March 2022 photograph instead depicts Bukit Batok Nature Park along East Avenues 2 and 6. It illustrates that separate wider-town amenity, not Street 41, a marketed flat or current conditions.

HDB registered 26 Street 41 resales in the complete October 2025–September 2026 window. Eleven four-room sales had a S$672,000 median and S$640,000–S$723,000 range. Fifteen five-room sales had a S$810,000 median and S$715,000–S$885,000 range. These are dated registered transaction samples rather than asking prices or valuations; incomplete October 2026 records are excluded. Compare the flat’s area, layout, storey, condition and remaining lease alongside the relevant evidence.

Two records at Block 463A show the limits of broad comparisons. A four-room flat with 93 square metres in the 10–12 storey band sold for S$660,000 in July 2026, while another with the same recorded area and storey band sold for S$710,888 in September 2026. Both records give a 2021 lease commencement year. Those shared fields do not reveal renovation condition or explain the price difference, so they should not be read as a measured change in value for every flat.
