Zion Road: Block 87 housing stock, small-sample resale prices and rail options

This Zion Road guide covers one residential record in HDB’s property inventory: Block 87, containing 96 homes. The data checked on 19 October 2026 lists the block at 25 storeys, with completion recorded as 1974. This is a specific recorded housing cohort, not an inventory of every private development or property along Zion Road.

All 96 homes in the included record are classified as five-room sold flats. That inventory count should be distinguished from the number of transactions or homes offered for sale. Even within one block and room category, a useful comparison needs the actual floor area, model, lease, level and layout rather than an assumption that all units are interchangeable.

HDB’s complete October 2025–September 2026 registration window contains five Zion Road transactions, all five-room flats at Block 87. The median registered price was S$988,000, within a S$888,000–S$1,060,000 range. Five observations form a small historical sample, not a valuation band for every home in the block or an indication of today’s asking prices.

All five registrations were Improved flats with lease commencement in 1974, measuring 114 or 117 square metres. The S$888,000 transaction was a 114-square-metre flat on storeys 04–06 registered in May 2026; the S$1,060,000 sale was 117 square metres on storeys 07–09 in December 2025. Differences in date, area and level do not isolate why one price exceeded another.

Havelock, TE16, and Great World, TE15, are the Thomson–East Coast Line stations identified in Property.co’s current guide. They offer different starting points for checking a commute and onward connections. Assess the actual block entrance, crossings and station entrance rather than treating the road’s station references as walking times or a promise of the same route for every home.

River Valley Primary School’s current contact page lists its campus at 2 River Valley Green. It provides a confirmed destination for researching school-day travel and current school information. The school reference does not establish a home’s official registration-distance category, admission priority or eligibility; those questions require a separate check for the particular address.

Alexandra Park Connector has a direct relationship to the road: NParks describes a 1.7-kilometre route from Tanglin Road along Alexandra Canal to Zion Road. That is the connector’s length, not a home-to-park distance. NParks also states that its Tanglin Road–Delta Road stretch is not accessible to inline skaters, so check the intended section and activity before planning an outing.
