Redhill Close: housing cohorts, flat mix and registered resale prices

Redhill Close’s recorded HDB residential inventory includes Blocks 68, 69, 70, 86, 87, 88, 89 and 90. Together they contain 1,144 homes, checked on 19 October 2026. HDB’s property information lists three of these blocks as completed in 1972, two in 1993 and three in 1999. Compare the exact block and the flat’s own lease rather than treating the road name as a single building cohort.

The sold stock categories comprise 144 three-room, 277 four-room and 195 five-room homes, totalling 616. Another 528 homes are recorded in the one-room rental category. Those categories sum to 1,144, but they describe the composition of the recorded housing stock, not the number of homes available to buy or rent. Keep the rental component separate when choosing resale comparisons.

HDB recorded 14 Redhill Close resales from October 2025 to September 2026, using twelve complete months. Three three-room sales had a median of S$410,000 and ranged from S$350,000 to S$450,000. Seven four-room registrations had a median of S$938,000, with a S$750,000–S$985,000 range. The three-room figure is based on only three transactions and is especially sensitive to which flats sold.

The remaining four registrations were five-room flats, with a median of S$1,115,000 and prices from S$935,000 to S$1,260,000. This is another small sample, spanning individual homes with their own floor areas, levels, layouts and leases. Use the type results as dated transaction evidence rather than a valuation or evidence that a particular feature alone caused a price difference.

Redhill MRT, EW18, and Tiong Bahru, EW17, are East–West Line reference points. Property.co calculates about 294 metres to Redhill and 936 metres to Tiong Bahru from the nearest residential block on the street to each station. These straight-line minima can begin at different blocks and are not walking distances. Assess the route, crossings and chosen station entrance from the actual home.

Gan Eng Seng Primary School’s current official contact page gives its address as 100 Redhill Close. Property.co measures about 152 metres from the nearest recorded residential block to the school in a straight line. The shared street name is useful for orientation, but does not establish an official registration distance or admission eligibility; check the specific home and current rules independently.

For an outdoor route in the wider area, NParks records Henderson Park Connector as 1.7 kilometres, starting at Alexandra Road and following Henderson Road to Telok Blangah Way. Its overall length is not a home-to-park distance. Investigate the relevant entrance, crossings and current notices for the part you intend to use rather than assuming direct access from every Redhill Close block.
