Bukit Merah Lane 1: Alexandra Village homes and the resale evidence

Panoramic view across greenery towards Singapore buildings from Mount Faber Park, with a stone viewing wall and a visitor in the foreground.

Bukit Merah Lane 1 combines a small HDB residential stock with the Alexandra Village food-centre setting. Its scale differs from the larger housing streets elsewhere in Bukit Merah: HDB’s property information identifies residential accommodation in six blocks, numbered 119, 121, 122, 124, 125 and 127. A viewing should start with the exact address and floor rather than assuming that every building on the lane is residential.

Those six residential blocks contain 62 homes. The recorded mix is 38 sold three-room flats, two sold four-room flats and 22 three-room rental flats. Five residential blocks were completed in 1978 and one in 1981. The rental and sold categories describe HDB’s recorded stock; they should not be combined into a count of homes available for purchase.

Queenstown and Redhill MRT stations are East–West Line reference points for this part of the Alexandra area. Property.co calculates straight-line distances from the nearest residential block on the street to each station: about 890 metres for Queenstown and 1.36 kilometres for Redhill. These are not walking distances. Check the crossings and actual route from the particular block before comparing daily journeys.

Alexandra Village Food Centre is on the lane at Block 120, giving the street a clear everyday food landmark. NEA’s current schedule lists cleaning there on 21 December 2026. This is a dated closure notice rather than a promise that every stall operates at other times, so check individual stalls and the latest notice when planning a visit.

For recreation beyond the lane, NParks describes the Alexandra Queensway Park Connector as a 2.3-kilometre route linking towards HortPark and the Southern Ridges. HortPark itself is a separate 10.7-hectare gardening destination at 33 Hyderabad Road. Assess the relevant entrance and route as a distinct outing; the connector’s total length is not the distance from a home to the park.

No registered resales for Bukit Merah Lane 1 appear in HDB’s retained data for the complete October 2025 to September 2026 window, checked on 19 October 2026. There is therefore no street median or observed transaction range to quote for that period. This limited transaction evidence does not establish a current asking price or the value of a particular flat.

With only 40 homes in the sold stock categories and a separate rental component, comparisons need care. Establish the property’s precise residential status, layout, remaining lease and floor level before selecting comparable sales from elsewhere. At a viewing, examine the outlook and relationship to the food centre and neighbouring premises rather than assuming that two units on the same lane have the same setting.

Explore homes on Bukit Merah Lane 1 in the listings section, or browse Property.co’s Bukit Merah homes for sale and rent. Compare each listing’s asking price, floor area, layout and lease details with the historical resale evidence in this guide.
